Sunningdale London Ontario Real Estate Prices

    The first 6 months of 2017 for houses in the Sunningdale neighbourhood of London were quite volatile with 47 houses changing hands for an average selling price of $815,863 which was close to the asking price and the same for the 37 condos that sold for an average $463,555 , all taking about 30 days to sell!

The Sunningdale neighbourhood in London is reflective of the torrid pace of sales throughout London Ontario and the rise in prices.

75  houses in Sunningdale in London Ontario were sold in 2016 (same as in 2015)for as low as $410,000 to $866,000 and these sold for 98.6% of the asking price on average  and these took about 32 days to change hands!

31  Sunningdale condos were sold through our local MLS real estate board starting from $259,000 and as high as $629,000  which avearged 99.1% of the asking price and  took about 49 days to sell.

In 2015

  75 houses were sold on MLS in 2015 for an average price of $618,674 which was 98% of the asking price and these were on the market an average 68 days!

  19 condos changed hands at an average price of $368,408 and these were on the market an average 50 days and sold for 2% less than the asking price!

Condos Near Western University London Ontario

   Over the weekend, I showed some condos near Western University to 3 different groups of buyers with 3 different needs. The first were a grad couple who wanted a quiet high rise apartment condo half way between the University of Western Ontario and Victoria Hospital, a 2 bedroom and under $350,000.

The second were a couple looking for their daughter and perhaps her friend; they wanted a safe area, on a bus route and under $175,000.

The third were two brothers looking to buy a 4 bedroom condo or house for their children while attending UWO. Their request was that it had to be walking distance to Kings, a full basement and in good shape; They were willing to go up to $450,000.

Some days things work out! I successfully found, negotiated & received accepted offers on all 3 & now, the conditions kick, such as a home inspection, financing and the lawyer approval of the Status Certificate and in one case, zoning and an insurance clause.

As you can see, all clients, condos and even real estate people are different and in each case, specialized skills are required to locate, administer and oversee transactions from start to finish. Excelling at a task has immense rewards and for me it comes 3-4 years later when my clients graduate and move back to where they plan to start their careers.

Note:

 This complex has gone through and still going through extensive exterior maintenance with new roofs, windows and doors, balconies and the exterior recladded, wood fireplaces converted to gas and landscaping.

In turn, special assessments were required from each unit owner to pay for these necessary improvements and when completed, even more popular because of the location.

The turmoil and construction took a toll on sales for 2016 but as mentioned, when the work is completed, sales will sky rocket again!
